Cubby Fall Release

There's one piece of customer feedback that makes me smile more than any other.

Cubby listens.

I don't think there's higher praise a founder can hear. It means the team is curious. It means we're building something that solves real problems for real people, and not just the problems we assumed they had.

Asking questions and listening has been in Cubby's DNA from the beginning — it's how we've plotted the roadmap since day one. Our team talks to storage operators every day. Owners, site managers, third-party managers, the people actually running these businesses. And across all of those conversations, one message keeps coming back in different words.

Every storage operation runs a little differently. And most software has no room for the difference.

Every storage operation has its quirks. Different outreach sequences for collections and late fees in different states. Unique reporting for particular investors. Shifting bonus plans that address the business priorities of the day. . Most facility management software has no room for any of it, so operators end up reshaping their business around the tool.

So operators do the best they can under the circumstances. They make compromises. They shape the business around the tool.

Today we're announcing the Cubby fall release - a collection of features that illustrate how Cubby is using AI to eliminate those compromises and shape the tool around operators’ unique businesses.

Your software — Cubby Canvas

Your business should benefit from what's actually happening in AI right now. Not a chatbot bolted onto a sidebar. The real thing.

Connect Cubby to Claude or ChatGPT with the Cubby Connector, then describe the report or the application you want and watch it come to life.

What comes back isn't a report stuck in a chat window. It's working software, living inside the brand new Cubby Canvas, where your whole team opens it.

"Create a dashboard to help me track bonuses for my team." One sentence. What comes back has scenario inputs, stat cards, a team goal bar, two charts. Change the per-move-in rate and the payout recalculates live. Publish it to your organization, pin it as anyone's home page, and it pulls fresh numbers every time somebody opens it.

Or just ask

Every report in Cubby answers a question somebody anticipated in advance. The Connector handles the ones that occur to you at 7am on a Tuesday.

Which pricing groups are priced below market at facilities over 90% occupied?

Ask it in plain language. It queries your live data and answers in seconds.

Cubby keeps a row for every unit for every day, going back to the day each facility joined the platform. That means the Connector answers questions no report can: how occupancy moved over the last year, what a pricing change actually did to a unit type, how long units of a given size sit empty before they rent.

Everything respects your existing Cubby permissions. Nobody sees data they couldn't already see.

That's your business, run your way.

Your process — Workflows

Someone starts a rental on your website at 11pm and never finishes.

Today that lead might sit there until somebody notices. Maybe tomorrow. Maybe not.

Now a text goes out a few minutes later. Then an email. Then a call gets scheduled through Cubby Calls, automatically.

You set the trigger. You set the steps. You decide who gets pulled in and when. Cubby runs the process the same way every time, and nobody has to remember anything.

Workflows is a builder for every sequence your team already runs by hand. A tenant goes overdue, so somebody remembers to text them. A move-out gets scheduled, so somebody creates the task to inspect the unit. Pick a trigger, narrow it with conditions, chain the actions Cubby takes on its own.

That's your process, automated your way.

Here are some other things that shipped to make your processes smoother and easier.

Discount strategies publish themselves. Set the terms for each occupancy range once, and Cubby publishes and unpublishes the right discount as a pricing group fills or empties. Nobody has to remember to pull the promo when a size tightens up.

Delinquency you can steer. Exemptions pause any combination of late fees, overlocks, lien eligibility, and collections messages for one tenant, with a reason attached — bankruptcy, a deceased tenant, military service, a payment arrangement you made in good faith.

The right rulebook for the right unit. Multiple lease configurations and lease agreement templates per facility, assigned per pricing group. Storage, parking, and commercial at one site can run different fees, deposits, delinquency schedules, paperwork, and coverage requirements — applied automatically at the time of rental.

Your team — the AI communications agent

Cubby's AI agent has answered more than 300,000 calls this year. It takes payments, gives out gate codes, and rents units.

You should expect all of that from any agent vendor you work with. We know, because we're happily integrated with a lot of the ones you're already using. That's the open ecosystem again — you run your business your way, with the vendors you chose.

What's different is that ours can be trained like a new hire.

Build a knowledge base with the specific details of your operation. Set how it sounds, how it answers, and where it hands off to your team.

Tell it the entrance is around the back, behind the Barnes & Noble. Tell it that of the three gates at your facility, the one on Main Street is the easiest to get into.

That's local knowledge. It has always lived with you and your team. Now your agent has it too.

The Sales skill lets that engine run when your team is off the clock. Turn it on always, or after-hours only, and it walks a caller to a finished rental — proration, discounts, coverage requirements, first-of-month billing, in plain language. It places reservations, charges a caller's balance to their saved card mid-call, and texts lease documents or signing links on request.

Your stack — Cubby is open

Not everything belongs inside Cubby.

Build on our API. Pull your data into your own warehouse. Or connect Cubby to whatever vendors you're already running — gate access, smart locks, insurance, payments, accounting, listings.

See what you want. Use what works for you.

Pretty dadgum cool

On one of our early access calls, an operator watched all of this and described it — direct quote — as "pretty dadgum cool."

We'll gladly take that.

Getting it turned on

The Fall '26 release is rolling out to Cubby operators now.

Canvas needs one step from you after we enable it — an admin on your side grants the permission per user.

More is shipping through November.

You can book a demo, or come find us in Vegas at SSA next week.

You've always had a vision for how you wanted to operate. Finally you can do it on a platform that lets you do it your way.
